STRUCTURE
Foundation, floors, beams, columns, walls, roof, crawl space, and attic.
HEATING & CLIMATE CONTROL
Heating system, energy sources, thermostat, exterior of chimney, distribution system (ducts, piping, radiators, furnace), combustible storage unit, supply line, refuelling pipes, ventilation, climate control system, and drainage installation
INSULATION
Observe and describe insulation material and vapour barriers.
Plumbing
Indoor water distribution and drainage system, supply pipes, main supply shut-off valve, indoor and outdoor taps, vacuum breakers, cross connections, siphons, drainage pipes, vents, floor drains, anti-backflow system and cleanouts, sump, sump pump, solid waste pump, hot water supply, and tank capacity.
VENTILATION
Ventilation in attic space, basement, and crawl space; and observe and describe mechanical ventilation system, bathroom ventilators, range hood, dryer evacuation outlet system, air exchanger, and air intake.
ELECTRICITY

We do not conduct air quality or chemical presence evaluations. However, if we detect any noticeable odors that seem suspicious, we will bring them to your attention so you can seek advice from a specialist.
Are you able to find hidden defects?
Residential home and commercial building inspections are visible, limiting our inspection to what is observable. We do not employ destructive measures, which means we cannot find and confirm hidden defects with 100% certainty. Nevertheless, drawing on our inspectors’ years of experience in renovation and construction, we can identify clues or signs of potential hidden defects. In such cases, we’ll disclose our observations to you and recommend consulting an appropriate specialist for further evaluation.
