WHAT WE EVALUATE DURING A COMMERCIAL INSPECTION

We inspect all critical components and systems of your commercial property as outlined by our APCHQ standards of practice to help you understand your business’s condition, safety, and maintenance needs.

ROOF

Materials used, drainage, gutters, downspouts, vents, flashing, skylights, and exterior of chimney.

EXTERIOR

Exterior wall coverings and flashing, doors, garage doors, windows, eaves, soffits fascia, doorstep, staircases, porches, railings, sidewalks, driveway, surface drainage, slope of land, and vegetation.

STRUCTURE

Visible foundation, floors, beams, columns, walls, roof, crawl space, and attic.

HEATING & CLIMATE CONTROL

Heating system, energy sources, thermostat, exterior of chimney, distribution system (ducts, piping, radiators, furnace), combustible storage unit, supply line, refuelling pipes, ventilation, climate control system, and drainage installation.

INSULATION

Observe and describe insulation material and vapour barriers.

PLUMBING

Visible indoor water distribution and drainage system, supply pipes, main supply shut-off valve, indoor and outdoor taps, vacuum breakers, cross connections, siphons, drainage pipes, vents, floor drains, anti-backflow system and cleanouts, sump, sump pump, solid waste pump, hot water supply, and tank capacity.

VENTILATION

Ventilation in attic space, basement, and crawl space; and observe and describe mechanical ventilation system, bathroom ventilators, range hood, dryer evacuation outlet system, air exchanger, and air intake.

ELECTRICITY

Power service supply entrance, grounding, fuses, circuit breaker, electrical distribution panel, branch circuit, permanent light fixtures, switches, outlets, ground-fault circuit interrupters, and arc-fault circuit breakers

INTERIOR

Walls, floors, ceilings, staircases, steps, handrails, windows, doors, smoke detectors, carbon monoxide detectors, and describe any noticeable forms of condensation and/or mould.

Home and commercial building inspections are visible. This means we can only inspect and assess what is observable and do not use any destructive methods to allow seeing into walls, ceilings or mechanical conduits, mechanical systems or any other inaccessible, hidden or non-verifiable space.

However, our inspectors have the expertise and industry experience that allow them to conclude if there is a potential deficiency or defect in a system or component when a number of factors/clues are present. In this case, we will recommend a secondary evaluation by a specialist.

To determine if a home or commercial building was constructed according to code, an inspector would have to use destructive methods, which we do not do. It’s important to remember that commercial building codes (like residential building codes) also change from year to year, and you would only have to make any changes to comply with new codes upon renovating the property.
