Choosing a certified inspector with the APCHQ is crucial for a comprehensive and precise inspection of your home or commercial building. Industry regulations are constantly evolving, which is why it’s important to work with an inspector with up-to-date knowledge. Along with being a member of the APCHQ, we are also official members of The International Association of Certified Home Inspectors (InterNACHI), recognized by the OACIQ.
Our inspection reports do not include any destructive measures or methods to allow seeing inside walls, ceilings or mechanical conduits, mechanical systems or any other inaccessible, hidden or non-verifiable space. When a sufficiently high number of clues allows the inspector to conclude that there is a potentially significant deficiency or defect in a system or component of the building, the inspector must recommend a technically exhaustive examination carried out by a specialist in the field.
Residential home and commercial building inspections are visible, limiting our inspection to what is observable. We do not employ destructive measures, which means we cannot find and confirm hidden defects with 100% certainty. Nevertheless, drawing on our inspectors’ years of experience in renovation and construction, we can identify clues or signs of potential hidden defects. In such cases, we’ll disclose our observations to you and recommend consulting an appropriate specialist for further evaluation.

The cost of an inspection depends on the size, age, and state of the home. After you fill out a request, we’ll give you a call to ask you some questions about your property to provide you with an accurate cost for your inspection.
Our inspection reports include the following information:
1) All systems and components that were inspected
2) All systems and components that we could not inspect, and the reason.
3) The methodology used to inspect each component (ladder, ground observation, drone, etc).
4) Systems and components that require repair or replacement
5) Systems and components that present a danger
6) Whether there is an indication of any water infiltration, visible condensation, appearance of mould, etc
7) Images confirming observations and findings.
After the inspection, we’ll take the time to review the report with you, ensuring you understand our findings and their implications. If you’re unsure where to begin, we’ll help you devise a plan to prioritize necessary repairs and replacements. As inspectors, our mandate is to inspect your property to help you understand its current condition. Property evaluation must and can only be done by a real estate professional.
To determine if a home or commercial building was constructed according to code, an inspector would have to use destructive methods, which we do not do. It’s important to remember that commercial building codes (like residential building codes) also change from year to year, and you would only have to make any changes to comply with new codes upon renovating the property.
